  • Residency: For Enhanced STAR, the property must be the main home of at least one owner who meets the age requirements. For BASIC STAR, the property must be the main home of the owner who meets the age requirements.
  • Age: A person must be at least 65 years old by December 31 of the year they claim the exemption. But if the property is owned by a married couple or relatives, only one of them must be the right age.
  • Income: The Enhanced STAR income cap for 2024 is $98,700 or less. In 2025, it will rise to $107,300 or less. This limit takes into account the incomes of all property owners, including those who live there and those who don’t, as well as the partner of any owner who lives at the property.
  • Ownership: The requirements for ownership are the same as for BASIC STAR; the applicant(s) must own the land. The same rules hold for having more than one property and getting legally separated.

If the surviving partner meets certain requirements set by the program, they may be able to keep getting the Enhanced STAR benefit.

Corporations and Limited Liability Companies
